Project Overview
43 Gracechurch Drive represented one of the final remaining undeveloped landholdings within the wider Dannemora and Botany area, comprising approximately two acres of bare land.
Located within a fully established residential environment, the site was defined by its scarcity and irreplaceability, with very limited opportunities remaining for vacant land of this scale in the area.
The property offered a rare opportunity to secure a blank canvas within a mature and highly regarded residential precinct, where future supply is effectively constrained.
My Role
I was engaged in an advisory capacity to assist a client in determining where to deploy capital, assessing options across the Auckland market including the CBD, city fringe, and Eastern suburbs.
Following a considered evaluation of both investment fundamentals and lifestyle objectives, the strategy centred on securing a landholding within Eastern Auckland, where long-term value and liveability could be aligned.
Through my local knowledge and established relationships, I identified and facilitated the acquisition of 43 Gracechurch Drive, a site that had not been formally brought to market.
The transaction required a structured negotiation process, aligning the vendor’s expectations with the purchaser’s position. Both parties were brought together, and the agreement was concluded through a focused, same-day negotiation.
Outcome
The property was successfully transacted for $3.75 million, securing one of the last remaining vacant landholdings of its kind within the area.
The transaction delivered a strong outcome for the vendor, enabling a long-held asset to be realised, while providing the purchaser with a rare opportunity to secure a site aligned with both their long-term vision and lifestyle objectives.
Perspective
In constrained markets, value is often defined by scarcity rather than comparison.
Where opportunities are limited, outcomes are shaped by access, alignment, and the ability to bring parties together with clarity.
A considered advisory approach allows both capital and intent to be matched effectively, enabling transactions that are not available through conventional channels.
