It was the week before Christmas when I received an unexpected call.
Nigel McKenna – one of New Zealand’s preeminent developers – invited me to assess a significant land parcel on the outskirts of Flat Bush. He wasn’t looking for a mere valuation. What he sought was a solution.
The land had undeniable potential, but it was encumbered by intricate challenges. Without cooperation from neighbouring landowners, the project could not proceed. Nigel didn’t require assurances – he required results. And he knew I was the person capable of delivering when others could not.

Through diligent negotiation and a resolute focus on the long-term vision, I navigated the complexities and unlocked the full potential of the site. What was once an underutilised parcel would soon become Fairburn Flat Bush – a premier 111-lot residential subdivision, set in one of Auckland’s most sought-after growth corridors.
In 2014, I was appointed exclusive agent for the development. My responsibility extended beyond mere sales; I was entrusted with managing the entire project, including presales, securing banking approvals, and ensuring a seamless sell-out of all lots.
However, my involvement was far from conventional.
I took a proactive, hands-on approach – reshaping the development to ensure its success at every level:
- Rethinking feasibility and fine-tuning the numbers for optimal returns,
- Conducting comprehensive risk assessments to safeguard future value,
