Project Overview
273 Park Estate Road was a substantial landholding comprising approximately 1.8 hectares, positioned within the Rosehill and wider Karaka growth corridor.
Located on the fringe of established residential development, the property sat within an area transitioning over time, influenced by the expansion of the Hingaia Structure Plan and surrounding urban growth.
While the site presented as a lifestyle holding in its existing form, its scale, location, and proximity to emerging infrastructure positioned it as a long-term strategic asset, supported by the direction of future development within the area.
My Role
I was engaged in a buyer’s capacity to identify and secure a landholding aligned with a long-term investment strategy.
The brief required a property with future potential over a 10-year horizon. Through a forward-looking assessment of growth patterns within the Karaka and Hingaia corridor, I identified this site as being strategically positioned within the path of future urban expansion.
At the time of acquisition, this potential was not fully reflected in the market. The transaction required a conviction-based approach, aligning the asset with a purchaser able to take a longer-term view.
The property was subsequently secured in line with the client’s objectives.
Outcome
The property was successfully secured in line with the client’s long-term investment objectives.
The acquisition represented a position taken ahead of broader market recognition, securing a landholding within the path of future urban expansion.
Perspective
In growth corridors, value is not always immediate. The ability to recognise directional change ahead of the market is critical when deploying capital over longer timeframes. Positions taken early, based on a clear understanding of future development patterns, enable outcomes that are not available once the market has fully adjusted.
