The Reserve, Flat Bush: SOLD circa $50 million

Flat Bush, Auckland

Project Overview

The Reserve was a thoughtfully designed residential development comprising 61 two-level terraced homes with underground basement parking, located in the rapidly expanding suburb of Flat Bush. The project introduced a landscaped “Living Lane” concept, creating a pedestrian-focused environment with tree-lined access to each residence while encouraging community interaction.
At the heart of the development sat a native woodland reserve, providing residents with shared green space and recreational amenity while enhancing the neighbourhood environment. The design prioritised both functionality and lifestyle, creating a residential setting that balanced privacy, connectivity, and architectural cohesion.

My Role

I was responsible for bringing the project to market, designing the sales strategy, and personally delivering the entire sales programme from concept through to completion. This included positioning the development within the Flat Bush market and directing the marketing and buyer engagement approach.

Prior to the public launch, I banked the development by securing early commitments, enabling the project to progress confidently before entering the open market.

My involvement extended beyond sales. I designed the floor plans, advised on spatial allocation, and helped shape each residence from concept into a functional living environment aligned with buyer demand. The result was a distinctive product within the South-Eastern corridor, including the only block in the area providing internally accessible double garages for every residence.

Outcome

The project successfully established itself as a unique residential offering within the rapidly growing Flat Bush community, combining thoughtful urban design with practical family living.

Perspective

This project reflects my approach to development strategy: aligning product design, market positioning, and sales execution to deliver developments successfully from concept through to market delivery.
