Project Overview
Redoubt Ridge is a master-planned residential community located on an elevated ridgeline within Flat Bush, one of Auckland’s most comprehensively planned urban growth areas.
Positioned on the northern side of Redoubt Road, the development benefits from expansive outlooks across Flat Bush extending toward the Auckland city skyline and Rangitoto Island, creating a strong sense of elevation and outlook uncommon within the South-Eastern corridor.
The project was carefully designed through a collaborative approach involving urban designers, architects, and development consultants, with a focus on delivering a cohesive neighbourhood rather than a standard subdivision. Wider streets considered streetscape planting, and the preservation of natural features such as the ‘Green Finger’ reserve and valley stream corridor were integrated into the masterplan to create a connected and liveable environment.
The development was structured to balance quality, functionality, and affordability, delivering architecturally designed freehold homes suited to modern family living.
My Role
My involvement began at the early stages of the project, contributing to product typology, floor plan briefing, feasibility modelling, and the overall sales and marketing strategy.
This early alignment between product and market demand enabled value to be engineered into the development from the outset.
From the initial off-plan release through to completion, the development achieved approximately 37% above the originally conceived pricing levels.
Outcome
The development was successfully delivered as a well-positioned residential community, achieving strong market absorption and exceeding initial pricing expectations.
Perspective
This project reinforced the importance of early alignment between product, pricing, and market demand. When these elements are considered at the outset, developments are not only easier to deliver but are positioned to achieve stronger outcomes over time.
